There seems to be a critical part of the New Home buying experience missing with today’s purchasing of new Townhomes, Patio Homes in mostly the inner loop of Houston.
Yes, we all know there is a shortage of homes in Houston – a shortage of lots in Houston as well. There are also shortages in qualified labors and companies to handle all of the work out there currently. *But it seems as if there has been a shortage of interaction between the buyer’s and the Homebuilders as well.
This is raising some concern on my part – as I feel you should have adequate time and interaction with your builder, either their superintendents, sales agents, owners or others; depending on how the company is structured. And yes, there are scheduled times for various meetings or questions and no company can meet everyone all the time – but… Maybe this may not just be getting out to the buyers (they just may not know) – but this was not normal for most all of homebuilders until the last 2 or 3years. This is a critical part of the home buying experience for each homeowner.
I fully understand company’s business modules as well as the relationships between realtors and their clients, and other dynamics that happen when purchasing a new home. But, I’ve never seen the outsourcing or gap between an actual “relationship between Builder & pharmacy Buyer” as I have today within Houston’s Townhome & New home buying experience.
When I bought my new homes X years ago, I would have been apprehensive as well as maybe a bit worried if my interactions, questions, discussions were limited to only a conduit paid by the builder such as a company, realtor or other type of liaison.
Maybe I’m a bit old school in the fact that you should be involved in the building of your home. Yes, it’s a lot of potential stress and worry – but it can be very enjoyable with the right builder, persons and expectations on the buyer’s part.
I believe that Effective Communication being the life line of any business as well as the building blocks upon the relationship between the buyer and builder. Not as if everything will be perfect – but knowing the Integrity of the individual striving to do the right things for the right reasons; are only know by developing this relationship that seems to have gone missing.
Everyone is plugged into something these days – social media, extracurricular activities and others, that the divide is growing greater and greater; but it shouldn’t be that way with your new homes.
