The main one being Lot/Land availability; there is a shortage of ready lots for buyers & builders to build on – which is driving up the hard costs of the dirt, before one 2×4 ever receives that first nail.
The others can be combined of a shortage of Quality/Skilled trades & materials. After the decline in 2008, a lot of people left the industry and haven’t return in enough of a force to supply the current needs and work that’s out there right now. So naturally with this supply & demand, it then drives up the costs of labor and material – as well as limits (or) delays the available material.
