Build on Your Lot Houston – What to look for…?

(BOYL) Building on your lot in Houston & its surrounding areas have become increasingly more popular.  I will be trying to uncover a few very important things when building on your lot over the next few weeks.

Budget – With land being a premium and large volume of various homebuilders, remodelers, contractors and want to be real estate professionals there is a lot to consider.  First start with a realistic budget that you can afford and the quality that you can reasonably expect.  Cheaper is typically just that cheap, cheap products, finishes, and service.  More expensive has been historically paying for the name of the company and its buildings/employees and others…  There is a great middle ground of a lot of smaller & medium sized companies that have grown out of this type of building. Please note that there is no true security in having any of the three mentioned – besides understanding how a companies business is set up an being ran – which in turns will directly effect you.  I do personally think that the Larger box builders trying to get into the BOYL is more of profitable business plan/gaining another market share –  than truly having a foundational desire and growth out of the Build on Your Lot type builds that are truly custom and take so much time and effort that you deserve.

Value – what do you value?  How do you attribute value to your home, time, money – what is more important than the other?  This is a hard question and the 1st response is to say they are all equally important & that maybe so. But think of it like a stove with 4-burners, they all can be on, some burners are larger with others being small.  This is a simple way that antiviral you can judge various portions of your home as well.  Is it your Kitchen, Master bath, kids bedrooms or no kids, open living areas or great outdoor areas that are holding more importance, knowing where you’ll spend the most time and focus – is your starting point.

Quality – every company says they add Value or that they provide Quality.  What is the tangile results of that Value & Quality..?  So look at your budget – figure out what is on top of the pyramid or large burner of that stove and work from there.  Find out if the communication of a transparent homebuilding process is valuable – bc you’ll be in a 6month relationship with your builder on one of the most important decisions of your life.  Or is the Quality that they take – each and every effort to make your house truly custom to your needs and desires.  Or are selections available to you — the products like Spray Foam insulation, Home automation, feature levels or others is adding quality and value to your life and home.

There is no one black/white answer – as there are no 2-same families needs/homes/family dynamics.  I think this is the starting point in your discussions, beginnings of starting to building on your lot.  I always tell each of my homeowners – can you work with the personalities of the people your around, will you accept expert advise – and will the expert accept your opinions and advice.
